VAT Legislation

We are obliged by VAT legislation to charge VAT at the standard rate on all goods supplied; however there are some circumstances where you may be able to benefit from a reduction in this charge. These are:

    • New build residential property
      If you use a builder to construct a new dwelling, we can supply your builder with the goods you require. As long as the builder is VAT registered, he will be able to reclaim the VAT we charge him and, subject to certain conditions, he will not charge VAT on his total supply of goods and services to you

    • Work on listed buildings
      The same principle applies here as long as you use a builder and also you as the customer are able to provide a certificate that these are approved works on a listed building. This needs to be done before work is carried out on your property

    • Residential conversions
      Normally your builder will have to charge you VAT at the standard rate of all such work carried out unless you are converting a single dwelling in to a multiple one or vice versa. In these circumstances your builder will charge you a reduced rate of VAT (currently 5%). This also applies if you are converting an empty building in to a dwelling 

    • D-I-Y housebuilders
      There is a special VAT refund scheme that enables D-I-Y housebuilders to claim back VAT incurred
